Paul's 9 Steps to Buying Success
Step 1
Call your favorite Tornetto Buyer's Agent to discuss your housing needs and determine your loan status (e.g. need to apply and get pre-approved.)
Step 2
Enroll in Maris Buyer Program. We will email you properties in your area and price range. you will receive pictures, prices and descriptions.
Step 3
From the list, you will select homes that best meet your needs and wants, and we will arrange showings for you to decide which home to purchase.
Step 4
A written offer to purchase is submitted by your Tornetto Buyer's Agent to the Sellers (or their Agent) of the home that is your first choice.
Step 5
This offer may be accepted, rejected or counter-offered at any point during the negotiation process. We will stay in close contact with you through this transaction.
Step 6
Once price and terms are agreed upon by both parties (meaning you have an "accepted" contract), the survey, appraisal, private building inspection, municipal inspection and Laclede Gas inspection are all ordered. Also, the contract and other information is delivered to a Title Company.
Step 7
Final documentation is provided to the mortgage company, if applicable and the loan commitment is issued on the specific property selected.
Step 8
"Closing" usually takes place at a Title Company at an agreed upon date and time. Buyers must bring a photo I.D., cashier's check for the complete amount of funds required to close, and a paid receipt for home owner's insurance on the new home. After all mortgage papers are completely signed, Title then "passes" from Seller to Buyer.
